ERG brownfield muskegon convention center

Muskegon Convention Center
Muskegon, Muskegon County, MI

Subsurface investigations were performed in August and October 2019 at the former lumberyard property located along the shoreline of Muskegon Lake. Based on the due diligence investigation, it was determined that the groundwater at the site contained perfluorooctanesulfonic acid (PFOS).

 
ERG Brownfields Former McDonald's

Former McDonald’s
Muskegon, Muskegon County, MI

A Phase II Environmental Site Assessment was performed by ERG in January 2018 at the former McDonald’s property located downtown Muskegon due to former uses of the property including: a vulcanizing (rubber treating) company, a battery storage shop, hat and clothing cleaners, a paint shop, an auto repair shop, and an auto filling station that utilized three gasoline underground storage tanks (USTs). Based on the due diligence investigation, it was determined that the soil at the site contained tetrachloroethylene (PCE) and petroleum hydrocarbon constituents.

ERG Brownfields Harbortown

Harbortown Development
Detroit, Wayne County, MI

ERG performed real estate due diligence and Brownfield services for the redevelopment of a former industrial property. This project involves the redevelopment of a portion of the Harbortown apartment complex. The property was occupied by various industrial businesses during the late 1800’s and early 1900’s. By the 1970’s most operations on the site had ceased. In 1995, the site was the subject of a site specific Type C closure. Recent investigations determined that contaminants on the site exceed the current Generic Residential Cleanup Criteria.

Former Eloise Psychiatric Hospital
City of Westland, Wayne County, MI

ERG is providing due diligence, assessment, and Brownfield services for the redevelopment of the former Eloise Psychiatric Hospital in Westland, Michigan. The project involves the redevelopment of the former Eloise Psychiatric Hospital including the environmental assessment, due care evaluation and management of contaminated soil and groundwater present at the property, demolition of the former boiler house, bakery and fire houses (existing blighted structures), creation of new commercial space, and preservation of the historic Kay Beard Building.

ERG provided due diligence, assessment, and Brownfield services for the redevelopment of a 15-acre property in Novi, Michigan. R.B. Aikens and Associates, LLC (Aikens) will be developing the Property as Sakura Way, a mixed-use development in the heart of one of Michigan's largest Asian communities. The development is intended to be a “best in class” collection of several Asian restaurants along with supporting retail and over 200 units of residential apartments and town homes.
